Application and Leasing

Head over to our floor plans page, find the apartment layout that fits your needs. Once you find the right one, you can click on it and either book a tour or apply by clicking the “Lease Now” button to start your application online. It’s quick and convenient.
We’ll need a government-issued ID for identity verification and your last three months of pay stubs to confirm income. For self-employed individuals we require the most recent tax return, including a schedule C, and six months of bank statements, along with articles of incorporation (if applicable).
Your total monthly income should be at least 2.5 times the monthly rent to qualify.
We offer flexible lease terms of 12, 13, or 14 months, depending on availability.
For the safety and comfort of all guests, subleasing is not permitted.
Yes, all residents aged 18 and over must carry renters’ insurance with a minimum of 0,000 in personal liability coverage. The maximum deductible allowed is 0, and the property must be listed as the interested party.
Just let the office know you're interested in renewing. You’ll receive a lease renewal offer through your resident portal, and from there you can select your preferred option.

Move-In and Move-Out Support

Yes. The application fee is per adult applicant & a holding deposit that will automatically apply to your security deposit upon move-in. At move-in, there’s a one-time, security deposit of 0 (which varies depending on credit), a non-refundable admin fee of 5, along with your rent, and any additional charges.
Yes! We offer a reservable loading bay, a service elevator, and a moving dolly to help make your move-in day as smooth as possible. Available on a first come first serve basis.
You’re welcome to decorate, just keep in mind the apartment should be returned in its original condition. Any damage or modifications may result in charges. Structural modifications are not allowed, except for reasonable accommodations approved by management. No personal items may be placed in the hallways.
If you need to end your lease early, you’ll be responsible for a lease break fee equal to two months’ rent, plus repayment of any move-in concessions you received.
A minimum of 20 days’ notice is required before your lease ends.
Just provide your 20-day notice, and let us know if you’d like a pre-move-out inspection. On move-out day, be sure to return all keys to the office.
Refunds are typically processed within 21 days of your move-out date.

Fees and Payments

The standard deposit is 0. Once your application is approved, 0 is due to secure your apartment. The remaining amount is paid at move-in.
No, utilities are billed separately in addition to rent.
Our apartments are compatible with Comcast/Xfinity, Ziply Fiber, and Astound G. All of which work with the pre-installed modems in each unit.
Rent can be paid online via the resident portal or by check or money order.
No, we don’t charge extra monthly amenity or technology fees.

Parking

Yes, secure parking is available. Monthly parking rates range from 0 to 5, depending on the space.
While there is no guest parking in our community, there is street parking. Guests cannot stay longer than 14 days and must be accompanied by the Residents in all amenity spaces. Feel free to reach out to the office for details.
Yes, we have designated EV parking spaces that include a charging station. The monthly cost is 0.00

Maintenance and Requests

Just log into your resident portal and submit a work order; it’s that easy. Or contact the leasing office.
Our team typically responds within 24 to 48 hours, depending on the nature of the request.

Pets

Yes! We welcome up to two pets per apartment with an 80 pound weight limit. Breed restrictions do apply, so please contact us for details. No exotic animals, caged animals, fish tanks or aquariums allowed.

Yes.

Pet deposit: $300 (refundable) 

Pet fee: $350 (one-time, non-refundable) 

Pet rent: $50 per pet, per month

We have a convenient pet wash station onsite to help keep your furry friends clean and happy.

Amenities and Facilities

Better yet, every apartment includes its own in-unit washer and dryer for your convenience.
Absolutely. We have accessible bike storage, and there’s no extra charge to use it.
We encourage residents to choose the provider that they prefer for their home’s high-speed internet. There’s complimentary guest Wi-Fi in our co-working lounge.
We use the Parcel Pending system. Packages are stored in secure lockers for standard deliveries and in a package room for oversized items.

Yes! Virtual tours are available based on leasing agent availability. Contact us to schedule yours.
No, we do not currently offer furnished apartments.

Our community is ideally located in downtown Redmond just steps from the newly opened East Link Light Rail Station. Our walkable neighborhood is close to a variety of restaurants and shops, as well as parks and other recreation.

  • Link Light Rail 2 Line: Connected Redmond to Bellevue and Seattle with frequent trains every 10 minutes running 5:30 a.m. to 9:30 p.m. daily. Travel times: 15 min to downtown Bellevue, 38 min to Seattle International District. 
  • Redmond Transit Center: Multiple bus routes serve here, including RapidRide B Line, Sound Transit routes (e.g., 545 to Seattle), and King County Metro buses connecting to surrounding cities.
